Cancellation policy

Cancellation Policy: if your travel plans change and you must cancel your reservation, please call us at least 30 (thirty) days prior to your arrival date to cancel with a full refund less a $50.00 cancellation fee per room. If less than thirty (30 days but more than fourteen (14) days is given, a gift certificate in the amount of your deposit will be issued and may be used towards another visit within 6 months. Please note that some restrictions may apply when rebooking, such as minimum night stays. In the unlikely event that you must cancel with fourteen (14) days or less, please understand that we must ask you to take responsibility for your entire reservation if we are unable to re-book your entire stay. We are unable to refund reservation deposits on Holiday weekends, Fourth of July week, Thanksgiving week, Christmas week, and New Years Eve packages. Please be 100% sure of your travel plans before making reservation. Again, we recommend travel insurance.

Candles: Open flame candles are extremely dangerous in our home built in 1766. It is against town occupancy regulations to have candles burning in guest rooms.
Check-in: Guests may arrive between 2:00 and 6:00 Pm. Arrivals later than 6:00 PM we ask that you make arrangements ahead of time for a self check-in procedure. *Please note: Restaurants in town close early evening. If you would like to dine on your way to the Inn prior to your late check-in, just let us know and we will happily give you dining recommendations.
Check-out: By 11:00 AM
Children: Children cannot be accommodated at the Inn under the age of 12.
*Dates and Room Changes: Being a small Bed and Breakfast, cancellations affect us greatly, therefore before making your reservation we must ask you to acknowledge and abide by our polices concerning cancellation. NOTE: A room and/or date change is actually the cancellation of one reservation and the booking of a new one. If the original room is not re-booked, then the guest is responsible for the first reservation per our cancellation policy. Please consider investing in trip insurance if your stay with us is substantial or subject to change. This insurance is commonly available through most travel & insurance agents, AARP, AAA and online. Check out this site for complete travel insurance tips and comparative quotes.
Deposits & Reservations: To reserve your room and remove it from our availability calendar, a deposit on a valid credit card equal to 50% of the total stay will be applied. The balance is paid in full 14 days prior to your arrival.

Discount rates:
* Receive 10% discount for extended stays (7 consecutive nights in one room)
* Receive 5% discount for paying cash (credit card secured)
* Receive 10%-25% discount Non-refundable reservations (paid in full at booking)

Gift Cards and Certificates: The Inn accepts one Gift Certificate or Gift Card per stay and they cannot be combined with OTA reservations, previously discounted rooms and last minute specials, holiday packages or any other promotion the Inn may be offering. Gift Certificates are paid in full at the time of purchase and are non-refundable, may not be exchanged for cash and are otherwise subject to the conditions of our cancellation policy.
Group Reservation: Because Seven South Street Inn is a small Bed and Breakfast we discourage Group reservations. Our regular cancellation policy therefore does not apply to these reservations. When reserving more than one room the party making the reservation is responsible for all rooms reserved. A deposit of 50% of the entire stay will be taken at the time of booking. A gratuity will be added to your group reservation. The balance is due in full 30 days prior to arrival and is not refundable. If you cancel outside of 30 days you forfeit your deposit.
Minimum Night Stays: A three night minimum stay is required on most holiday weekends, a 5 night minimum over 4th of July week (in most cases).
Parking: Available off street parking is limited to one car per room. Second cars or visitors of guests are required to find street parking. Directions to the Inn will be emailed to you about two weeks prior to your arrival with explicit directions about our parking. Payment: We accept cash, travelers checks, personal checks (only by advance deposit) and credit cards.. M/C – VISA – AMEX – DISCOVER
Room Rates: Please check our online reservation system for current rates and special discounts. Book rooms directly at for best online rates and not through an OTA. Rates listed are for single/double occupancy and are subject to change. There is an 11.7% occupancy tax added to all rooms reserved. Only room #1 can accommodate a third person at a charge of $35.00 per night. Additional charges my apply on special event weekends. Room #4: Is very small and suited for the single traveler with one full size bed.
Rooms 4 and 5: Have the option of being reserved together as adjoining rooms.
Rooms 8 and 9: Have the option of being reserved together as adjoining rooms.
Single Night Stays: Advance single night stays can sometimes be a challenge to find at a Bed and Breakfast. We always try to keep one of our small rooms available for single night stays. However the rooms reserve fast. Please note that the room is also paid in full at the time of booking, is non-refundable, could be assessed a $15.00 surcharge on some dates and is subject to room change.
Smoking and Pets: For the comfort and safety of all our guests, pets are not allowed and smoking is not permitted in the Inn, on the decks or on the Inns property, including the pool area. If a guest should choose to disregard the smoking policy in my home you will be asked to leave, charged a $250.00 cleaning fee and no refund of your stay will be made.
Swimming pool: Our swimming pool is owned by the Old Garden Condo Assoc. and can only be used by guests that are staying at the Inn. Guests of the Inn cannot invite friends to join them at this private pool.
"New Winter Cancellation Policy: Because winter weather can be unpredictable, we are extending the following winter cancellation policy to our guests.
When the National Weather Service issues an (emergency travel only) advisory for our area due to bad weather, we will contact all guests who have a reservation booked with us for that night. You will then be given the option to cancel and receive a gift certificate in the full amount of your reservation so you can travel when the weather allows for safe travel again. Guests will be charged the full amount of the current reservation and will receive a gift certificate for that amount. This policy has the following restrictions.
1. Your gift certificate must be redeemed within 90 days of the original reservation.
2. If you must cancel the new reservation for any reason, other than winter weather as stated above, the gift certificate will become void and no further certificate will be issued. If a winter weather advisory in this area prevents you from being able to keep your reservation again, we will happily extend the certificate another 90 days.
3. The policy provision applies only to bad weather here in North Eastern Massachusetts. If the weather is bad where you are traveling from but fine here, unfortunately our regular cancellation policy will remain in effect. Please consider investing in trip insurance.
